What Happens During a Standard Aircon Servicing?
Regular servicing keeps your aircon running efficiently in Singapore’s heat and humidity — but what exactly does a technician do? Here’s the full step-by-step, so you know precisely what you’re paying for.
Initial inspection
- Check the indoor and outdoor units for visible damage
- Look for error codes on the display panel
- Listen for unusual sounds during operation
- Note any issues you’ve reported
Switching off and preparing the unit
- Turn the aircon off and disconnect power for safety
- Lay protective covers over the floor and furniture below the unit
- Remove the front panel and filters

Filter cleaning
- Remove the air filters from the indoor unit
- Vacuum or brush off dust and debris
- Wash the filters with water and a mild detergent
- Leave them to dry while the rest of the work continues

Cleaning the evaporator (cooling) coils
- Vacuum the coils to remove dust, grime, and mould build-up
- Gently brush off any stubborn deposits
- This restores cooling efficiency and air quality

Cleaning the drainage tray and drain pipe
- Clean the drainage tray beneath the coils
- Remove algae, slime, and debris
- Flush the drain pipe so water flows freely
- This prevents water leakage and musty odours

Cleaning the fan blower
- Clean dust build-up off the blower fan blades
- This restores proper airflow and reduces noise
- A clean blower also improves energy efficiency

Checking the outdoor condenser unit
- Inspect the condenser coils for dirt build-up
- Clear debris around the unit for proper ventilation
- Check the outdoor fan is running correctly
Checking refrigerant levels
- Check for signs of a refrigerant (gas) leak
- Measure gas pressure if cooling issues are reported
- Recommend a gas top-up if levels are low (an additional service)
Reassembly and testing
- Reassemble all components
- Power the unit on and test it
- Verify proper cooling and airflow
- Check temperature readings for optimal performance

Final inspection and recommendations
- Clean up the work area
- Give honest feedback on the unit’s condition
- Recommend any additional services only if genuinely needed
- Answer any questions you have
A standard service is a thorough clean and health check. If the unit is heavily soiled, smells musty, or the coil is caked with mould, a chemical wash goes deeper; low cooling may also need a gas top-up. Persistent water dripping usually traces back to the drainage — see our leaking-water guide.
How long does aircon servicing take?
Going through all the steps above takes roughly 20–30 minutes per unit for a general service, so a typical 3-unit home is done in about an hour to an hour and a half. Units that haven't been serviced in a long time take longer, and a chemical wash is a bigger job at around 45–60 minutes per unit. We test every unit before leaving, so the visit only ends when the aircon is blowing cold again.
How often should you service your aircon?
For most Singapore households, servicing frequency depends on how heavily the aircon is used:
Light usage
Once a year
Regular usage
Twice a year
Heavy usage
Three to four times a year
Regular servicing extends your aircon’s lifespan, keeps energy use down, and protects your indoor air. For the full schedule by usage — and the signs you’re overdue — see how often to service your aircon in Singapore, and our servicing cost guide for what each service type costs.
