What is an aircon chemical wash?
It’s a deeper clean than general servicing. The technician uses specialised chemical solutions to break down and flush out dirt, mould, and bacteria from the cooling coil, drainage tray, and other internal surfaces — areas that filter-level cleaning cannot reach. Some companies call the same service an aircon chemical cleaning or a deep clean — different names, same job.
The major components stay mounted in place during the wash, which keeps it faster and more affordable than a chemical overhaul. It is the right choice when your aircon has started to smell, drip, or cool less effectively despite regular servicing — but the unit is not so neglected that it needs full disassembly.
What it looks like on a real job
The customer's aircon was running, but the room was not getting cold, and there was a smell every time it started up.
That black layer is dust bonded with moisture and grime, and it sits right where the air has to pass through. Air cannot move through it properly, so the unit runs and runs without cooling much, and the electricity bill goes up while the room stays warm.
Vacuuming and brushing will not shift build-up at this stage. It has to be washed off with chemical solution, so we bagged the unit and washed the coil without taking it off the wall. If the coil has to come out to be cleaned, that is a chemical overhaul instead.
How we do it, step by step
A typical single-unit wash takes about 45–60 minutes. Here’s what we do on-site.
- 1Inspect the unit and lay protective sheeting to catch the run-off.
- 2Open the unit — remove the front cover and filters to reach the cooling coil and drain tray.
- 3Apply chemical solution to the coil and tray to dissolve mould, bacteria, and built-up grime.
- 4Agitate and flush the coil so the loosened dirt and chemicals wash out.
- 5Clear and flush the drain tray and pipe so condensation drains freely again.
- 6Reassemble the unit and run it to confirm cooling and drainage are restored.
When you need a chemical wash
Any one of these is a sign the indoor unit has dirt built up beyond what general servicing removes.
Musty or sour smell
A sour, damp odour every time the aircon runs is the clearest sign of mould on the cooling coil.
Weak cooling despite regular servicing
When general servicing no longer restores cooling, dirt has built up deeper than filter-level cleaning can reach.
Visible mould on the fan coil
Black or dark spots on the visible fan coil surface mean mould has spread across the unit interior.
Water dripping from the indoor unit
A clogged drainage path forces condensation to overflow from the front of the unit instead of draining away.
