How much does an aircon chemical wash cost?

An aircon chemical wash in Singapore costs from $110 per unit for a single unit, dropping to about $102 per unit on multi-unit jobs (6 units is $610). It’s a deep chemical clean of the cooling coil and drainage that filter-level servicing can’t reach — the right fix for a musty smell, weak cooling, or a unit that hasn’t been deep-cleaned in over a year. The price depends only on the number of units, and we confirm it upfront with no hidden fees.

What is an aircon chemical wash?

Chemical wash is a deeper clean than general servicing. The technician uses specialised chemical solutions to break down and flush out dirt, mould, and bacteria from the cooling coil, drainage tray, and other internal surfaces — areas that filter-level cleaning cannot reach. Some companies call the same service an aircon chemical cleaning or a deep clean — different names, same job.

The major components stay mounted in place during a chemical wash, which keeps it faster and more affordable than a chemical overhaul. It is the right choice when your aircon has started to smell, drip, or cool less effectively despite regular servicing — but the unit is not so neglected that it needs full disassembly.

What a chemical wash involves, step by step

A typical single-unit wash takes about 45–60 minutes. Here’s what we do on-site.

  1. 1Inspect the unit and lay protective sheeting to catch the run-off.
  2. 2Open the unit — remove the front cover and filters to reach the cooling coil and drain tray.
  3. 3Apply chemical solution to the coil and tray to dissolve mould, bacteria, and built-up grime.
  4. 4Agitate and flush the coil so the loosened dirt and chemicals wash out.
  5. 5Clear and flush the drain tray and pipe so condensation drains freely again.
  6. 6Reassemble the unit and run it to confirm cooling and drainage are restored.

When you need a chemical wash

Any one of these is a sign the indoor unit has dirt built up beyond what general servicing removes.

Musty or sour smell

A sour, damp odour every time the aircon runs is the clearest sign of mould on the cooling coil.

Weak cooling despite regular servicing

When general servicing no longer restores cooling, dirt has built up deeper than filter-level cleaning can reach.

Visible mould on the fan coil

Black or dark spots on the visible fan coil surface mean mould has spread across the unit interior.

Water dripping from the indoor unit

A clogged drainage path forces condensation to overflow from the front of the unit instead of draining away.

Over a year since the last deep clean

Even without symptoms, units used daily in Singapore’s humidity benefit from a deep clean every 1–2 years.

Chemical wash vs normal servicing vs overhaul

Not sure if you need a wash or just a service? Here’s how the three compare.

Normal Servicing

from $45

Routine surface clean — filters, front panel, and a drainage flush — every 3–4 months.

Chemical Wash

from $110

In-place chemical clean of the coil and drainage. Components stay mounted.

  • • Best for: musty smell, mild drip, moderate cooling loss
  • • Faster and lower cost than an overhaul
  • • The recommended deep clean for most cases

Chemical Overhaul

from $150

Full disassembly — housing, coil, blower wheel, and drain tray each cleaned individually.

  • • Best for: severe clog, persistent smell, long-neglected units
  • • Most thorough clean without replacing parts
  • See chemical overhaul →

Chemical wash pricing

The price depends only on how many units you wash — more units cost less per unit. The grey figure is the price per unit. All prices in SGD.

UnitsPricePer unit
1 unit$110$110
2 units$210$105
3 units$310$103.33
4 units$410$102.50
5 units$510$102
6 units$610$101.67

What the price includes

  • • Chemical cleaning of the cooling coil
  • • Drain tray and pipe flush
  • • Blower wheel and fan clean
  • • Filter and front-panel wash
  • • Mould and bacteria treatment

What affects the price

Chemical wash is priced per unit, but a few things decide which service — and price — is right for you.

Number of units

The main driver. Each indoor unit is washed individually, and the per-unit price drops the more you do in one visit.

Unit type

Wall-mounted units are the standard rate. Ceiling-cassette and ducted units take longer to open and clean, so they cost a little more.

Condition and neglect

A unit left for years may be too clogged for an in-place wash and need a chemical overhaul instead — we tell you on-site before any work.

Access and height

Units in tight spots or mounted high take longer to dismantle and refit safely, which can affect the time on-site.

Chemical wash — FAQs

How much does an aircon chemical wash cost?
Chemical wash starts from $110 for a single unit. Multi-unit prices: 2 units $210, 3 units $310, 4 units $410, 5 units $510, 6 units $610. Additional units beyond 6 are +$95 each.
What is the difference between chemical wash and chemical overhaul?
Chemical wash is in-place chemical cleaning — the indoor unit stays mounted while chemical solutions break down mould, bacteria, and dirt on the cooling coil and drainage tray. From $110 per unit. Chemical overhaul is the deeper version: the unit is fully disassembled, every component is cleaned individually, then reassembled. From $150 per unit. Wash handles most cases; overhaul is for severely clogged or long-neglected units.
Is aircon chemical cleaning the same as chemical wash?
Yes — "chemical cleaning" and "chemical wash" are two names for the same service: an in-place chemical clean of the cooling coil, blower, and drainage. Some companies also call it a deep clean. Whatever the name, compare what is included — ours covers the coil, drain tray and pipe, blower wheel, filters, and a cooling test before we leave, from $110 per unit.
How often do I need a chemical wash?
Most units only need a chemical wash every 1–2 years, as long as general servicing is kept up every 3–4 months. If you only do chemical wash when problems appear (odour, weak cooling), that is also fine for lightly used units. See the full schedule: how often to service your aircon.
Will chemical wash fix my musty aircon smell?
Usually yes. Musty smell almost always comes from mould and bacteria on the cooling coil and drainage tray — exactly what chemical wash targets. If the smell persists after a wash, chemical overhaul is the next step.
Is an aircon chemical wash worth it?
Yes, when general servicing no longer restores cooling or clears a smell. A chemical wash reaches the mould and grime on the cooling coil and drainage that filter-level servicing leaves behind, so it brings back airflow, cooling, and air quality. A lightly used, regularly serviced unit may only need one every 1–2 years.
How long does a chemical wash take?
About 45–60 minutes for a single wall-mounted unit. Multiple units or ceiling-cassette units take longer. We test the unit before leaving so you can see the cooling and drainage restored.
Are the cleaning chemicals safe?
Yes — we use cleaning solutions made for aircon coils, and the unit is rinsed and flushed so no residue is left behind. There may be a faint clean smell for a short while, which clears once the unit runs.
Do I need a chemical wash or just normal servicing?
If the unit cools fine and has no smell, routine servicing every 3–4 months is enough. Book a chemical wash when there’s a musty smell, weak cooling despite servicing, or it’s been over a year since the last deep clean — that’s when dirt has built up beyond what servicing removes.
Which areas in Singapore do you cover?
Island-wide. We service homes and businesses across all regions in Singapore — east, west, north, south, and central.
